“Indeed, if you compare prices over the last year, they have increased by 5% for secondary real estate. This month is 0,7% plus. But these are offer prices. Transaction prices may be slightly lower; bargaining is possible for some 2-3%. There is demand, people want to buy real estate. And I cannot say that we have a very large number of new buildings, that we have an excess of square meters, as, for example, in Krasnodar. There are a lot of construction projects there, prices compete with each other, the developer offers a kitchen as a gift. There is an interesting, competitive, fast life in terms of new buildings. We can count the number of developers in Sevastopol on one hand,” she emphasized.

Developers are in no hurry to reduce prices, because state programs for preferential mortgages are focused on new buildings: programs at 8-9% per annum, family mortgages at a rate of 6%. However, the secondary market also keeps prices at the same level.

“Because there is a category of clients who need to live today. Don’t wait until the new building is built with a mortgage, and then you still have to have half a million for repairs there, during which time you need to save up. In our country, new buildings are rented “naked”. And someone already needs to live today, rather than renting and spending money on a mortgage for a new building, making two payments a month in different places. And it's not cheap. Transactions are taking place both on the secondary and primary markets, so prices do not fall,” Massalskaya noted.

Let us remind you that experts give plus 10-15% from the current 204 thousand rubles by summer for Crimean real estate. At the same time, the cost of housing in Sevastopol is on average 150 thousand rubles per square meter, in Simferopol - a little more than 130 thousand. The leader remains the Greater Yalta region, where on the secondary market the price ranges from 195 thousand to 250 thousand.
