In 1961, in this area between Nikolskaya Slobodka and Bereznyaki, work began on creating an exemplary residential area. The original project for the complex development was developed by architects G. S. Kulchitsky, V. E. Ladny, N. V. Pestryakov and engineers A. S. Stekel and V. S. Koval.
Rusanovka became one of the first massifs in the world built entirely on alluvial soils, which were washed 3-5 meters to non-flooding levels. The island was separated from the left bank by an artificial flowing bypass channel 2700 meters long, 3-4 meters deep and 40 meters wide. 15 illuminated fountains were installed in the southern part of the canal. Three road and two pedestrian bridges were built across the canal.
Over the next thirteen years, the artificial sand island was built up with nine- and sixteen-story multi-section residential buildings with a total area of 600 thousand square meters. From the very beginning of its existence, Rusanovka was considered one of the most comfortable residential areas in Kyiv. This is due to the special atmosphere of the area, developed infrastructure, as well as the proximity of the Dnieper and its embankment.
