In the territory of Donbass not controlled by Ukraine, the real estate market, which practically “died” in 2014-15 due to hostilities, has “resurrected”. People enter into purchase and sale transactions for housing according to the laws of Ukraine, and then “legalize” them in the DPR.

This is stated in the publication of the Kyiv publication “Country”.

The publication refers to data from the Ministry of Justice of Ukraine, according to which, in the first half of the year, there was a record increase in the number of transactions to change ownership of apartments and houses in the Lugansk and Donetsk regions.

“In the Lugansk region the number of transactions increased by 99,4%, in Donetsk - by 50,6%. Considering that due to the temporary ban on registering transactions by notaries on the territory of the DPR, all transactions are carried out in Ukrainian cities, the lion’s share of this number is the purchase and sale of real estate in the DPR/LPR,” the publication notes.

The publication notes that the revival in the market began in April of this year, and today we can already talk about new trends that have emerged.

“There is a sharp drop in prices compared to pre-war positions. Current prices in Donetsk are approximately a third of what they were at the beginning of 2014, that is, the decrease in dollars was 70-75%. If the most modest one-room apartment with cosmetic renovations in the Voroshilovsky district in a 5-story building on the top floor cost 45 thousand dollars, now it is being offered for 11 thousand dollars. The most popular product is still one- and two-room apartments in central areas,” the publication says.

“Strana” also provides approximate prices on the Donetsk real estate market.

According to websites and Donetsk real estate agencies, on the secondary market in the central regions, the sales price, as of mid-October of this year, for 1-room apartments in the “Khrushchev” with an average renovation and household appliances, amounted to 13-15 thousand dollars, in 9-story houses 14-19 thousand, in “Stalin” buildings 15-22 thousand dollars. In remote and shelled parts of the central regions (outskirts of the Kievsky district), you can buy a one-room apartment for 3-8 thousand dollars (also with repairs and household appliances). Two-room apartments in central districts in “Khrushchev” buildings are priced at 15-20 thousand dollars, in nine-story buildings – 17-25 thousand, in “Stalin” buildings – 20-30 thousand dollars.

And finally, three and four-room housing in “Khrushchev” buildings costs 22-27 thousand dollars, in 9-story buildings 30-40 thousand, in “Stalin” buildings 39-60 thousand dollars. In the Budennovsky, Petrovsky, Proletarsky, Kirovsky and outskirts of the Kievsky districts, a multi-room apartment can be purchased for 12-20 thousand dollars,” the publication notes.
