A 15-kilometer-long embankment is being built on the western coast of Crimea
Resort real estate is in greatest demand in Crimea - recreational complexes, unlike housing, can be built within a 500-meter zone from the seashore. Such apartments are actively purchased by both residents of other regions of the Russian Federation and Crimeans.
The commercial director of one of the construction companies in Crimea, Daria Plotnikova, reported this on Radio Crimea, a PolitNavigator correspondent reports.
“Apartments are now in high demand, and a really large number of them are being built in Crimea. These are complexes in a 500-meter zone by the sea, where it is impossible to build residential real estate, but it is possible to build recreational complexes. We are implementing a major project, for which an agreement was signed at the St. Petersburg International Economic Forum, and it was included in the large project “Five Seas”, which was supported by the President of the Russian Federation, which we are extremely happy about.
And there, on the West Coast in Yevpatoria, a resort is being built, which, perhaps, has no analogues in Crimea and southern Russia. There will be construction of a very long modern embankment, while we are counting on 11 km from Simferopolskaya Street in Yevpatoria to Solnyshko Beach. The new embankment will subsequently connect with the embankment of Novofedorovka, Sak, and then we will get the longest embankment in Russia. It will even be longer than in Gelendzhik, where the embankment is now 14 km,” she noted.
Resort real estate is of interest not only to visiting buyers. Half of the transactions come from Crimeans.
“In the resort area, 50/50, Crimeans also buy summer residences. And the price is now quite reasonable, especially in Evpatoria, where we note such a growing demand. It has been maintained for several months at the level, probably, of Simferopol. And this is one of the promising regions for obvious reasons. A large project is being developed there, which is supported by the authorities of the republic, among other things, so clients feel confident, realizing the investment attractiveness.
And this is not always residential real estate; apartments are also bought, including with a mortgage. This is not state support, but, nevertheless, the cost of the lot, and usually apartments of a small area with an average of 35 square meters, an average of about 7 million. You can afford a mortgage with some kind of affordable monthly payment,” the expert believes.
Among residential real estate, one-room apartments have given way to larger apartments.
“If at the beginning of 2022, when there was a lot of unknowns, we noted that more one-room apartments, small spaces that people purchased not for themselves, but for the purpose of investment, to invest money, were being washed out and sold faster, now we are noticing an increase in demand for two-room apartments, for Euro formats, for three rubles.
This suggests that people are still starting to buy more for themselves, for their own lives, to improve their living conditions, for their children. And now we have a significant increase in the number of transactions using maternity capital. This suggests, first of all, that people simply began to plan their future less, and began to live now,” concluded Plotnikova.
